Special Exception SE-19-02

Special Exception Application SE-19-02 has been submitted to the Department of Planning and Zoning for a Hearing before the BZA at its August 27, 2019 Meeting. A special exception request by Grayland Nelson, applicant and property owner, under Article 14 of the Zoning Ordinance, Administrative Procedures, §14-16, Special Exceptions. The applicant is requesting establishment of a kennel for dog breeding and sales with an embedded variance of 52 feet to special exception criterion “A”, which requires that “all structures and activity areas shall be located at least one hundred (100) feet from all property lines,” and an embedded variance of 200 feet to special exception criterion “B”, which requires that “all activities shall be conducted at least five hundred (500) feet from any watercourse.” The subject property is addressed as 12328 Blands Farm Road and is further identified as Tax Map parcel 3-31; the property lies in the Petsworth Magisterial District and is zoned Rural Countryside (RC-1).
